What are the costs of buying and selling?

1. Notary services: payment for the legal expertise of documents, checking the property and the parties through state registers, and drafting the contract itself. For private notaries, this amount is determined by the agreement of the parties.

2. State duty (or fee for notarization): amounts to 1% of the value of the apartment or house (but not less than the appraised value).

3. Pension Fund Fee: another 1% of the property value, which by law is always paid by the buyer.

4. Seller's taxes: if the seller has owned the apartment for more than 3 years and this is their first sale of real estate in the current year, they are exempt from paying taxes (0%). Otherwise, the seller will have to pay a 5% personal income tax (PIT) and a 1.5% military tax. For non-residents of Ukraine, the PIT rate is 18%.

5. Administrative fees: payment for the registration of ownership rights for the buyer in the State Register of Property Rights.
